Everyone has heard the term "Architectural Test Fits", but what about
the mechanical, electrical, plumbing and life safety evaluation when
comparing one site against another? Fanelli McClain and WNA have combined
their expertise in creating a comprehensive building analysis that tenants
and brokers can use prior to negotiating a lease agreement.
Architectural Test Fits
A space plan test fit is prepared for each shortlisted site under consideration.
This assesses potential spaces based on the requirements as indicated
in the programming report. The test fits evaluate space utilization
and each building’s ability to meet the expected critical adjacencies.
Building shape, column spacing, window mullion spacing and building
core to window wall dimensions are all variables contributing to the
best site. Frequently the landlord will offer to pay for this service
as an inducement to rent.
Engineering Test Fits
Engineering considerations are frequently overlooked and can have a
major impact on the comfort level of the tenant and the manner in which
the client’s build-out dollars are used. The possible site’s
mechanical system is appraised to determine the work necessary to meet
the comfort level expectations of the tenant. Issues such as after hours
cooling, HVAC controls, ventilation and wet stack locations in relationship
to new plumbing fixtures are reviewed. The building’s electrical
capacity is also assessed in relationship to the client’s current
and future equipment loads. The perspective building’s compatibility
with the tenant’s needs regarding emergency power, supplemental
electrical panels and transformers are examined. A brief report can
be issued to the tenant, which evaluates one building against another,
along with a preliminary construction cost estimate for potential building
system upgrades. The report can aid the tenant’s broker in the
lease negotiation.
